AT 23 YEARS OLD, EVELIJN VAN DRIEL IS ONE OF OUR YOUNGEST CONSTRUCTORS / MODELERS. SHE IS ENTHUSIASTIC, CURIOUS AND ABOVE ALL VERY LEARNING. Curious about what EVELIJN finds so inspiring about her work?

From a very young age, Evelijn knew that she wanted to follow a technical training. “During my secondary school years I did an internship with an architect. I found the technical side of the design process particularly interesting, which is why the choice for HBO Bouwkunde was quickly made ”, says Evelijn.

PARAMETRIC DESIGNS

Evelijn already worked at Pelecon during her HBO studies in Architecture. Her third-year internship as well as her graduation internship took place at our office in Gouda. Evelijn continues: “During my graduation research I examined the role of parametric design. Parametric design is a process in which a technical design is created based on data or relationships between parts. I have focused on the role of programming, so automating the calculation and drawing of the construction during a construction job. I have researched several methods that showed that specific software is indispensable. At Pelecon we also use such a method: Revit.”

MY WORK AS A CONSTRUCTOR / MODELER

“In my work as a constructor I make the calculations for, among other things, the profiles, columns, floors and walls that are required for a building. As a modeller, I then completely draw the structures into a 3D model. I always work under the guidance of an experienced constructor / modeller. He gives me the guidelines, a sketch of which profiles, how many columns. It is then up to me to work this out. The best thing is to construct and model for one project ourselves, but we do not do enough for the project. My colleagues may have different or better insights that they use in modeling, which in turn improves the constructive calculation. That’s how we work together at Pelecon as a strong team!”

A SMALL, EXCITING ASSIGNMENT

“What I enjoy most is working on a home. It is often a somewhat smaller, more exciting assignment. A hall or office often comes down to the same thing, a home is never the same! You have other challenges; sometimes it concerns a renovation of which not all details are known! Don’t get it wrong; I love working on a large, imposing hall. But a house is just a bit more tangible than a box of blocks! ”

PRIDE!

“At the moment I make the constructive calculations for a large project. A massive building from which I learn a lot. It is challenging, sometimes difficult, but it keeps me on my toes! I can’t give details yet, I’ll share more on this later. It will certainly be one of the projects that I am very proud of afterwards! ”

GREEN MOUNTAINS LOGISTICS PARK CONSISTS OF FOUR WAREHOUSES AND IS AN IMMENS PROJECT ON THE FORMER GREENLAND TERRAIN NEAR THE AALSMEERBAAN ON SCHIPHOL. THE FIRST THREE WAREHOUSES ARE OFFICIALLY DELIVERED AND IN USE. THE FOURTH WAREHOUSE IS WIND AND WATERPROOF, ONLY THE BUSINESS FLOOR IS NOT INSIDE YET. BECAUSE THE TENANT HAS JUST SIGNED AFTER THE WAREHOUSE HAS BEEN READY, IT IS NOW BEING RENOVATED SO THAT IT WILL SUIT ALL THE WISHES OF THIS NEW USER.

The biggest challenge for the renovation lies in the new dock positions on the side of the warehouse. As a result, we can no longer get the stability out of the side walls. This challenge was reinforced after the three bracing positions in the building proved undesirable. (See the photo in the hall where the wind bracing is visible in the distance). Due to both wishes of the new tenant, the stability in the whole had to be tested again, taking into account the future cooling ceilings that will be installed at 6.0m +.

CONSTRUCTIVE CALCULATION

Our constructive advice includes the placement of five new stability portals between the existing column structure in the warehouse section, so that the total construction is sufficiently stable after delivery. Obviously with an eye for optimal user-friendliness; the tenant still has complete freedom to move between the steel frame. The tenant needs eleven prefabricated wells of approximately four by four meters and two meters deep in the hall to carry out his work, and four extended docks for air freight. Finally, there will be an extra storey floor of approximately 600 square meters in the hall against the side wall. These specific wishes are also an important condition for the calculation of the new construction of this fourth warhouse.

INVOLVED UP TO AND WITH THE DELIVERY

Pelecon will remain responsible for the renovation of the existing steel construction up to and including delivery, so that not only safety but also user-friendliness are ultimately guaranteed in the warehouse. In the 3D drawing, the visual change is made clear in 3D.

The new building for VSVK in Berkel en Rodenrijs, consisting of 1,000 m² of office space and 9,500 m² of industrial space with a workshop and storage facility, was developed in a very short time. In concrete terms: together with our partners we designed a beautiful building in less than a year and went through the permit process. In the end, the actual construction took only six months. The reason that it all had to be done so quickly was that VSVK had to leave their current premises within one year.

We are proud that, especially due to the smooth cooperation with all partners within this project, we have more than met the delivery deadline. Because we needed a short engineering time for this project and the execution went very smoothly, it was even possible to deliver the building two months earlier, so that we could even exceed the customer’s demand!

Even before the turn of the year in 2020, a start was made on the construction of an XXL distribution center in the area of ​​Echt-Susteren, Limburg. Pelecon was commissioned by Heembouw Architecten to make the structural calculations for this immense DC of almost 100,000 m².

We are still involved in this development. Until the last steel profile is mounted, we have a controlling role when it comes to the construction of the building. As a result of which the building can not only guarantee its safety, but also achieve the sustainability objectives. Because, in addition to the use of sustainable materials and installations, a perfectly calculated construction will contribute to a BREEAM Outstanding certification (the highest achievable BREEAM certificate).

For this project we are working together with well-known partners: Heembouw Architecten, Bouwbedrijf Heembouw, developer DOKVAST B.V., Van Berlo Funderingstechnieken and Reijrink Staalconstructie. In the coming period we will take you along with the developments in Echt-Susteren.

The year 2020 is almost over! A turbulent but also a nice year. In which we have worked on structural calculations for challenging designs. The year in which we worked with a wide network of ambitious partners.

As a team we like to look ahead. But first we celebrate Christmas and between Christmas and New Years we enjoy a few days off!

The future: durability with steel

We previously wrote about the use of sustainable raw materials for concrete construction. Pelecon was the first in the Netherlands to apply “Freement” in the construction design of a building foundation. Freement is a recycled type of concrete. In addition to durable concrete, it is also increasingly common to use durable steel of higher quality in a steel construction.

Advantages of steel qualities S235 – S35

The material costs for the production of steel grades S235 – S355 are roughly the same. By continuously increasing the production of high quality steel, the costs converge. The current cost ratio in the market between S235 and S355 is approx. 2-5% more expensive for the higher quality. The strength capacity of S355 is 50% stronger compared to S235 steel. By using S355 steel instead of S235 steel in the calculation design, the steel weight of a building structure can be reduced by approximately 20-25%, which is a direct cost and environmental saving

Energy neutral

A steel construction element is dimensionally and wear resistant. Because it can be built tightly, the end result of the structure is airtight. Which, of course, together with good insulation and the installation of solar panels, ensures an ultimately energy-neutral building

Lower environmental impact

Steel is manufactured industrially, there is little or no construction waste. But there are more reasons why sustainable steel has a lower environmental impact.

1. De- and remountable

It is very easy to reuse steel. Then there must be a simple design from which the steel can be disassembled. At Pelecon we are already working within our latest construction designs to design the steel construction in combination with floor elements de- and remontabal.

2. Database for buildings

Another important part is the creation of a database for buildings that we are going to build now and in the future. The current buildings are fully BIM engineered. This means that all building elements can be easily traced back to size and quality. If the building is at the end of its life, the building elements can be selected by means of the BIM models. They can be given a second life in another building or work of art.

3. Biocoat

What also contributes to sustainability is coating the steel structure with an indoor climate by means of Biocoat. This transparent coating of steel structures gives the steel a robust and natural look. This coating is more environmentally friendly than traditional coatings. (www.circulairstaal.nl)

4. Skellet

A sustainable way of building can be done by applying the “Skellet building system”. A Skellet profile has holes on a grid of 25 mm that are used to connect the profiles by means of blind rivets. The Skellet building system therefore only consists of bolted and riveted connections that can be assembled and disassembled without damaging the connecting pieces. The result is dimensional stability and flexibility in design and during construction and the possibility to reuse the profiles. (www.skellet.com)

Positive influence on environmental savings

In short: Today’s steel constructions have an increasingly smaller impact on the environment during the production of the building components up to and including dismantling and recycling or reuse. Pelecon always takes durable steel structures into account when designing. After all, sustainability is a keyword for the future in construction!

Environmental permit submitted for building plan in Leiden

With great pleasure and dedication we have contributed to the development of a building plan at 65 Rooseveldstraat in Leiden. Apartments, commercial spaces and a two-storey parking garage will soon be developed here. Today the environmental permit has been submitted for the building that is designed as a concrete construction.

Sustainable

The project in Leiden is a special and sustainable building plan. This is reflected in, among other things, the roof garden that is located on top of the parking garage. Pelecon calculated the construction of the parking garage, so that the roof garden will soon be really safe and accessible for the residents of the complex.

Calculate and draw

In addition to calculating and drawing for the roof garden, Pelecon was responsible for optimizing the construction of the parking garage, so that the columns do not obstruct the entrance and exit of the garage. The garage is column-free as much as possible. In addition, we calculated the floor construction, so that the indoor outdoor spaces could be included in the same floor construction.

Knowledge by measuring

WE NOW WORK FOR OVER NINE MONTHS, SINCE THE BEGINNING OF THE CORONACRISIS, PARTLY FROM HOME AND PARTLY FROM THE OFFICE. WHEREAS WE HAVE HAD TO WORK MORE FROM THE OFFICE IN THE SUMMER MONTHS. WHAT IS THE IMPACT OF WORKING AT HOME ON US AS AN INDIVIDUAL AND AS A TEAM? To what extent does it affect the quality of the work and what is the need for the future when it comes to structural work at home?

To find out, we recently conducted a survey among our colleagues. We asked questions about the balance between work and private life, that dividing line is now of course paper thin. We asked for ideas about how we can improve mutual communication and how we can ensure that working from home runs smoothly.

The conclusion? In general, our employees are satisfied, but with a critical note. Great, because then we can work very focused on improvement. So that we can face the year 2021 with full energy. And who knows, we might find the perfect balance and working from home will be used structurally in the long term! But only if everyone with us feels good about it, after all we will remain “Team Pelecon”.

Sustainable building completed for Lomans in Capelle aan den IJssel

FOR LOMANS TOTAL INSTALLER WE WERE INVOLVED IN THE DEVELOPMENT OF THEIR NEW LOCATION IN CAPELLE AAN DEN IJSSEL. THE TWO-STOREY BUILDING CONSISTS OF 1,340 SQUARE METERS OF OFFICE AND TRAINING SPACE AND 320 SQUARE METERS OF WAREHOUSE. THE DESIGN IS BY HEEMBOUW ARCHITECTS.

There is a sunken cockpit on the ground floor. This serves as a work café. In addition to workplaces and a warehouse, there is also room to train the new generation of technical toppers. A green facade will be built around the ground floor and the floors will be clad in wood. The north facade is equipped with a lot of glass, so that the office is connected to the environment.

SUSTAINABILITY AMBITION

Lomans had the sustainability ambition to achieve a GPR score of 8. The foundation was therefore made of, among other things, concrete composed of reclaimed raw materials (Freement). COOPERATION

The building was completed on December 4, so the assignment is over for us. We are proud that, together with partners Heembouw, Piet Nagel and Wildenberg Interieurarchitectuur, we have worked on this sustainable project from the first plans to the completion of the building. The challenge for us was mainly in the integration of the architecture and the wishes for the interior; through good cooperation we were able to fulfill all sometimes contradictory wishes for the interior!

Professional work in steel constructions

The Qumey metal industry of the Meijers family is located in Maarssen. About 50 years ago they built their first building on Handelsweg in Maarssen. In recent years, the company has grown steadily, making expansion of the property inevitable. That is why three modern product halls will be added to the building and the office space will be significantly expanded. A whole that will soon meet all the ultramodern requirements of now and the future!

CHALLENGING STEEL CONSTRUCTION

The building is fully equipped with solar panels, modern installations and of course meets high insulation standards. When designing the new building, Mies Architectuur has tried to provide a business card in materialization that reflects what the metal industry Qumey stands for. They have had this framework in steel construction, in which Pelecon is responsible for the calculation of the entire construction, reflected in the awning over the office area and the various steel products inside and outside the building. In the business hall, provisions have been made for 9 overhead cranes over 3 crane tracks, a half portal crane and 4 wall cranes.

FUTURE-PROOF

The first pile was driven on November 12 by Maud and Bram Meijers, the grandchildren of Lex Meijers, who exactly 50 years ago drove the first pile of their current building. A great step for Qumey, they will soon be completely ready for the future! Delivery is planned for the end of 2021.
