THE PARTLY TRANSPARENT FIRE STATION FITS THE FIRE FIGHTERS LIKE A JACKET. FURTHERMORE, FROM THE CIRCULAR CONCRETE FOUNDATION TO THE ROOF, THE PROPERTY IS SUSTAINABLE AND BUILT.

Together with architect RoosRos Architecten and contractor BMN De Klerk, we formed the construction team for the new fire station in Papendrecht. An intensive period of design resulted in the start of construction at the end of August 2020. The building is located on the same site, right next to the municipal yard, which we also developed.

SUSTAINABLE

The municipality of Papendrecht and the architect wanted to build the new fire station as sustainably as possible. This has been interpreted in various ways. For example by using ‘Freement’, this is a circular concrete mortar. Made from recycled cement from concrete rubble, which contributes to lower CO2 emissions. The construction is also circular. This can be completely dismantled and reused at the end of the building’s lifespan. Other sustainable applications include solar panels, all-electric installations, charging stations for electric bicycles and cars and a wadi.

STEEL, SANDWICH PANELS AND GLASS

With the driving of the first pile, construction of the fire station officially started on 27 August 2020. By applying smart detailing and multiple design proposals, where the construction team could switch quickly, we as Pelecon were able to make a difference.

Last month, the building permit was applied for for the Foodcourt in Nieuwegein. A striking building, visible from the highway, with a distinctive 40m high advertising tower. After completion, KFC, De Beren, Happy Italy and McDonald’s will settle in this building.

MID-2019, WE GOT INVOLVED IN THE DESIGN OF THE NEW HEAD OFFICE OF THE NEDERLANDSE VERENIGING VAN MAKELAARS EN TAXATEURS (NVM) IN UTRECHT. IN THIS PROJECT WE WORK TOGETHER WITH HEEMBOUW KANTOREN AS A CONTRACTOR, HEEMBOUW ARCHITECTS AND LOMANS TOTAL TECHNIQUE.

The building, designed by Vivian Meijburg, is a tailor-made suit for NVM. In the building there is space for working, learning and meeting and the many spaces are placed around the central atrium. A gigantic glass roof will be built above the atrium, so that all areas will be provided with daylight.

CLEAN CONSTRUCTION SITE

It was jointly decided to construct the entire skeleton in prefabricated concrete. This choice gives a high construction speed and a clean construction site, because all elements are placed directly from the truck on the end place. As can be seen in the photos, the shell immediately looks sleek with minimal tolerances.

SPECIAL BUILDING

A special feature of this building is the semi-sunken parking garage. By adjusting the construction height of the building, a parking garage with an open pavement could be used. By installing above the highest groundwater level, a concrete basement floor could be saved!

SUSTAINABLE BUILDING IS NATURAL IN THE NETHERLANDS. BUT WE WANT TO MAKE A DIFFERENCE WITH PELECON. THAT is why OUR GRADUATION STUDENT BAS VAN DEN DOOL RESEARCHED INTO THE SUSTAINABLE BUILDING OF LOGISTICS CENTERS. WE WANT TO EMIT 50% LESS CO2 DURING THE DEVELOPMENT OF THE CONSTRUCTION BY 2030 IN ORDER TO COMPLY WITH THE CLIMATE AGREEMENT GUIDELINES THAT APPLY AT THE TIME. A BEAUTIFUL AMBITION AND TO REACH IT WE MUST TAKE STEPS. WE ARE READY!

Bas has conducted specific research into CO2 saving developments that can be applied within the construction of a logistics building. His research shows that there are two sustainable solutions for concrete that can reduce the shadow costs of a building. The application of ‘Freement’ was investigated, but also of geopolymers as cement replacements. Freement is a product that has already been used in many of our designs, it has also been Komo approved since last year. Geopolymer as a cement replacement is still in its infancy and much research still needs to be done into the long-term effects in particular, but can become the sustainable alternative to Portland cement.

STRONGER STEELS

A CO2 reduction has also been achieved for steel by using even stronger types of steel in steel structures than we currently use. By designing the construction with stronger steel, less steel is needed to achieve the same load-bearing capacity for the construction. This way you save steel and therefore also CO2 emissions!

A SECOND LIFE

By giving a construction a second life, you also realize a strong CO2 reduction. Finally, developments of design/policy were examined. The first is the principle of “remountable construction”, also known as “circular construction”. Construction elements are created here that can be dismantled without a demolition hammer at the end of their service life. It is not possible to completely disassemble and reassemble a building. But by investigating the possibilities with all project partners and product suppliers, we take each project one step further.

This is of course a quick summary of Bas’ complete research. We’ve left out the hard numbers, we’ll keep them to ourselves. Last check construction XXC-DC Echt-SusterenThe immense steel construction of almost 100,000 m² of the XXL distribution center in the Echt-Susteren area is ready. This week we traveled to Limburg to carry out checks on the concrete floor and steel construction, built by Heembouw bedrijfsruimte zuid. The outcome of the check: OK! The building will be completely finished in the coming weeks.

Delivery will take place in the short term and then our work is done!

The future-proof, smart and sustainable Leestenfabriek delivered

The old Leestenfabriek is located right next to Oisterwijk station. This has been expanded with a future-proof, smart and sustainable multi-company building. The first tenants have now entered the full-service office units. In addition to and connected to the existing Leestenfabriek, which already serves as a multi-company building, a dynamic working environment with many shared facilities has been created on three floors.

The existing building with the masonry facades has been partially extended into the new part. A lot of green has been added to the design by architect Quadrant4. The green facades rise above the planters on the first floor. Immediately after the entrance, a large open space has been created for a brasserie, which is also directly adjacent to the existing building. There is also a lot of space for greenery inside. On the facade sides there are freely divisible space for offices over three floors. On the second floor is also a large space for a roof terrace.

The client’s wish is to keep the building as flexible as possible. The building is therefore constructed with a column structure of concrete-filled steel columns, integrated floor girders in combination with hollow-core slab floors. The design of the construction came entirely from Pelecon.

More than just constructive advise for a distribution center, office or home

WE OFTEN SAY THAT WE ARE A CONSULTANCY FOR STRUCTURAL CONSTRUCTIONS. BUT WE DON’T OFTEN SAY THAT WE LIKE TO TACKLE CHALLENGING, UNIQUE PROJECTS.

Take, for example, the assignment we carried out for a wind pump on the Halvergate Marshes in the detached parish of Freethorpe in The Broads in the English county of Norfolk. We have calculated and signed for the restoration of this mill.

And the Narrenmuhle (mill) in Viersen (state of Nordrhein – Westfalen). The standard was very poor, this was reason for the owner of the city of Viersen to have structural and building-historical research carried out and eventually to restore the mill. Pelecon has made a control calculation of the existing construction and has given advice / made a calculation for the installation of a new staircase.

For both assignments, ‘EAG Monuments’ was our client.

Pelecon house constructor of Harders Plaza

Harders Plaza in Harderwijk is a place that Pelecon knows very well. Years ago, we provided constructive advice for the transformation of an ice hockey hall into a go-kart track with a party center. This mainly concerned the parking deck beams that had to be installed in the old ice hockey hall in order to give the building a new function. Extra nice that we were also approached for the constructive advice of the new building at this location. The go-kart track and conference center have been demolished and have created space for phase 1 of a new shopping complex.

The new Praxis has now opened, the construction market is part of phase 1 of the new construction plan that is being realized in phases. Dirk van den Broek is moving to a space in phase 1 next to the Praxis, now this supermarket is still housed in a building on the location of phase 2. After the move, this building will be demolished and the construction of phase 2 will start, which will soon Lidl and Kwantum are coming.

It is nice to mention that the old frames of the ice hockey hall have been preserved. These serve as frames in Colpro’s new industrial hall in Almelo. After 40 years, the materials get a new and second life and 80 tons of wood from the incinerator has been saved! The property will be built completely remountable, so that all materials – including those added now – can be reused in the future.

Visiting the new clubhouse of the NVM at Papendorp

As we often do with our projects, last week we passed the construction site of the new NVM building on the Papendorp business park in Utrecht. As a strategic partner, Pelecon has been involved in the design of the new headquarters from the sketch phase. We designed the construction from the foundation to the roof and we worked closely with the architect and contractor for this.

This is an extensive project, construction of which is well underway. By the end of June, the entire prefab concrete shell, including the roof, must be in place. So that by mid-2021, employees can live in the new, sustainable and healthy clubhouse of the NVM. The new office fits perfectly into the green surroundings of Papendorp, with a transparent plinth and a spacious atrium. This atrium is the connecting link between the offices and the training rooms for the Academy for Real Estate students and is the center of the building.
