GET INSPIRATION, WORK VISIT, SNIP CULTURE, BUSINESS TRIP… WHATEVER YOU CALL IT; LAST WEEK THE PARTNERS ANDRÉ AND HENK’S VISIT WAS IMPRESSIVE! FOR OUR DANISH CLIENT JYSK WE TRAVELED TO BOZHURISHTE IN BULGARIA TO VISIT THEIR LATEST, MOST MODERN AND MOST AUTOMATED DISTRIBUTION CENTER.

DISTINCTIVE
The distribution center distinguishes itself with automated technology for transport and storage of items and integration of SAP EWM to meet the needs of JYSK stores and the e-commerce demands of consumers in the Balkans. The result is seamless omnichannel distribution from strategic storage (122,000 pallets), higher efficiency and speed (400 euro pallets per hour) and less transport to the stores at approximately 4.5 million km per year.

TRANSLATION TO THE NETHERLANDS
Of course we didn’t just travel to Bulgaria. We have gained inspiration, learned a lot and we have now started the constructive design for a comparable distribution center for Jysk on Dutch soil. More on this later!

At the Stichtsekant industrial estate in Almere, Hunkemöller B.V. built a new distribution center. Adjacent is a fully-fledged office, consisting of two floors with large canopies on the outside. The constructive challenge for this project? The large voids in the upper floors, the ground structure in Almere and of course the high sustainability ambition.

As main constructor, Pelecon is involved in the development of the new distribution center, which has 44 dock positions and a mezzanine floor of 12 meters wide throughout. From our expertise, it is a beautiful project with difficult issues. For example, the project is located in the municipality of Almere, where an erratic soil structure is sometimes encountered. As a result, extra care must be taken with the foundation. In addition, the construction will soon contribute to the intended BREEAM Excellent certification. After all, Hunkemöller’s focus is on a new building that is as sustainable as possible, that has low energy consumption, requires little maintenance and in which sustainable solutions are incorporated.

The design
The distribution center designed by architect DENC will be built in two phases. Unique to phase one are the two built-in floors that are separate from the main construction and the automated miniload system. This makes it not a “standard” shelving distribution center, but anticipates the future as well as possible.

The planning
The documents of phase one and concept phase two have been submitted to the municipality. A major step in the process has therefore been taken. Construction is scheduled to start in March 2022.

The new distribution center in Echt-Susteren has been delivered to P3 Logistic Parks and clearly shows what Pelecon structural engineers can do in the field of building constructions. The consultancy for technical constructions with offices in Gouda and Amersfoort was involved in this project by Dokvast and Heembouw Architecten from the start. Pelecon is responsible for the calculations, drawings and checks of the complete steel construction.

“We started with a sketch design, which we developed in collaboration with Dokvast and Heembouw Architects into what it is now,” says constructor Bastiaan Hoefnagel. “In addition to the standard requirements for distribution halls, such as large column distances and minimum stacking heights for the racks, we had to take into account a main water pipe on the site in this project. In order to guarantee construction safety in the event of unexpected defects in this water pipe, certain corners of the building are founded on piles. The rest of the distribution center is founded on steel. This means that walls and floors rest directly on the load-bearing sandy bottom.”

It looks like one big building
From the outside, the new distribution center looks like one large building. “On the inside, however, it is divided into four halls, with the docks, dock doors and loading pits at the front. Above this is a mezzanine floor with hollow core slabs for the storage of smaller goods. The offices are arranged in the outer corners of the building, with a depth of 22 meters. Behind it are the 150-metre-deep halls.” Because of the many dock doors and window openings in the facades, Pelecon has chosen to make large portal structures. “This creates optimum freedom in passageways in use.”

P3 Logistic Parks
The distribution center was sold by Dokvast to P3 Logistic Parks, which sets specific requirements for the control of the construction. “We tested more intensively than usual in the Netherlands on the construction site whether the reinforcement was installed as prescribed,” explains Hoefnagel. “We also check the hall construction for our design, which guarantees the highest quality.”

Stichd – Tilburg is busy implementing the next step in their journey towards future-proofing Stichd logistics. Together with a team they are building a highly automated fulfillment center. With which different sales channels can be served with equal efficiency. Ultimately, lead times are shortened and they can serve their customers with a higher level of service.

Pelecon is helping to realize this ambition of Stichd. We have provided constructive advice for the further development of their own, traditional logistics hall. So that they will soon be able to use their mechanized storage and handling system there. This issue is not new to us. Nevertheless, we always see it as an inspiring challenge to answer it as appropriately as possible.

Goals and Challenges
Our overall goal is to provide extremely efficient design advice for new technical floors as a bridge from the shuttle area to the expedition section. The challenge for us as consultants is that the engineering of the conveyor belts and stair facilities is efficiently integrated into an existing hall construction. The floor construction is not reinforced. The project comprises approximately 100 tons of structural steel.

Fitting in the Shuttle area is limited with an existing height of a standard logistics hall, which is 13.5 meters internally. That while an automated shuttle building, when newly built, can be up to 35 meters high.

Summarizing
We look back on a great collaboration. Not only with Stichd, but also with partners TGW Systems, Reijerink Staalconstructie, Quadrant4 and ADS Ertner.

Jysk is a Danish retail chain that sells household products such as mattresses, furniture and interior items. Jysk is the largest internationally operating Danish retailer, with 3,000 Jysk stores in 52 countries, including the Netherlands for 15 years.

Because Jysk’s share in the Dutch market is growing, they are going to build a large distribution center in The Nederlands. Pelecon joins a compact team of specialists who are preparing and executing this step with Jysk. Both in the run-up to the project, during the choice of location and during the preparation of the construction itself, we advise Jysk on all constructive issues.

We are proud to welcome Jysk as a new client and look forward to an inspiring design and construction process.

Renovation van der Valk Gorinchem

Since 2018 we have been involved in the renovation of hotel/restaurant Van der Valk in Gorinchem. Our client wanted to repurpose and renovate the building. The existing building with the characteristic tent roofs consisted of a restaurant on the ground floor with kitchens and rooms for large groups on the first floor.

The demolition of the characteristic roof construction and clever calculations by our engineering office made it possible to install two new floors on the first floor. Light, prefabricated units were chosen that could be installed complete with interior in one go. By making use of the reserve bearing capacity of the foundation, this was possible without additional piles! Because the dimensions of the hotel rooms were different from the column structure on the ground floor, a steel frame was placed on the first floor. Now we are preparing another extension of the hotel. This will be completely new, but with the same prefabricated units.

Construction extension warehouse Ploeger Harderwijk has started

PLOEGER LOGISTICS EXTENDS ITS WAREHOUSE IN HARDERWIJK FURTHER WITH ANOTHER 11,220 M² GFA. ON THE BELLSTRAAT, THE LOGISTICS SERVICE PROVIDER HAS TO BUILD THESE EXTRA SQUARE METERS TO MEET THE GROWING DEMAND FROM ITS EXISTING AND NEW CLIENTS. AS THE MAIN CONSTRUCTOR, PELECON WORKS ON THIS ASSIGNMENT FROM DESIGN TO EXECUTION.

When construction is finished at the end of 2021, Ploeger will have a hypermodern warehouse. This brings the total capacity at two locations in Harderwijk to more than 55,000 pallet places. Just like the existing warehouses of Ploeger Logistics, this new warehouse is energy neutral. Something that completely fits their mission and vision. This extension therefore meets high BREEAM requirements. The entire warehouse will even be the most sustainable in the region!

SUSTAINABILITY AMBITION
Our constructive design naturally takes Ploeger’s sustainability ambitions into account. The roofs are able to support a large number of solar panels and the very economical construction ensures minimal use of materials.

OUR CHALLENGE
A unique challenge for Pelecon was the question of how the foundation could be optimized and how the total logistics building could be built in three phases. The construction of phase 1 was already prepared for the expansions. Looking back on the advice, we are satisfied with the result. We will remain involved in the controlling role until the end of 2021, we strive for an equally satisfied view of the end result.

Summer holiday Pelecon Gouda and Amersfoort

It has been a month since we signed the merger contract. This first month was one in which our colleagues from Amersfoort and Gouda got to know each other better, in which we worked together for the first time. And not without success! A number of new assignments have already been started. According to plan, because we have a growth ambition. In people, expertise and assignments! National and international.

We have challenging work planned for the coming six months with an immense number of square meters in both the Netherlands and abroad. But….. we are now going to enjoy a well-deserved holiday from Monday August 2 to Friday August 13.

More chicken nuggets in less time

THE KIPNUGGETS FACTORY OF TYSON FOODS IN OOSTERWOLDE EXPANDS A TOTAL OF 4,500 M². THE INVESTMENT FROM BRAZIL PROVIDES A STATE-OF-THE-ART FACTORY. THE MAIN ADVANTAGE OF THIS: TYSON WILL PRODUCE MORE CHICKEN NUGGETS IN LESS TIME BECAUSE OF THE MORE MODERN PRODUCTION LINE!

Producing food safe is very important to Tyson Foods customers. This also places demands on the construction. The large amount of air treatment requires heavy cabinets on the construction. Freezer halls like this are a real specialty of Pelecon Amersfoort. If it is within -25 degrees, this places specific demands on the constructive structure.

Pelecon will be involved in this project as main constructor up to delivery.
