THE MODERN PRODUCTION HALL AND THE EXPANDED OFFICE AREA OF QUMEY METAALINDUSTRIE HAVE BEEN PUT INTO USE. THE BUILDING WAS DESIGNED BY MIES ARCHITECTURE AND IS COMPLETELY TAILORED TO THE WISHES OF THE STEEL PROCESSOR FROM MAARSSEN. PELECON MADE THE STRUCTURAL DESIGN FOR THIS SPLENDID BUILDING, AND QUMEY PRODUCED AND ASSEMBLED THE STEEL THEMSELVES.

The office section is constructively separated from the hall construction for reasons of fire resistance and sound transmission between the building sections. The new building is positioned next to an existing production hall of Qumey, for which a neighbouring building was purchased. In the production hall, provisions were made for nine overhead cranes over three crane tracks, one half-gantry crane and four wall cranes.

A CONTRIBUTION OF ITS OWN
There is, however, one comment to be made. When designing the new building, the architect issued a calling card in materialisation which reflects what metal industry Qumey stands for. This is exactly why they are also putting the finishing touches to their own building. The steel canopy, which will characterise the building, will be produced and installed in March. Of course, by Qumey itself.

In the January edition of the trade journal Industriebouw, an extensive article appeared on the development of the new headquarters of the Nederlandse Coöperatieve Vereniging van Makelaars en Taxateurs in onroerende goederen (NVM) at the Papendorp business park in Utrecht. A development in which Pelecon was involved as the main structural engineer.

THE FIRST PILE HAS BEEN DRIVEN INTO THE GROUND FOR THE NEW BUILDING OF THE M&G GROUP IN ASSEN. M&G GROUP IS ACTIVE IN THE DEVELOPMENT, PRODUCTION AND MARKETING OF FLUE GAS EXHAUST AND VENTILATION SYSTEMS. IT IS BUILDING A NEW FACTORY AND LOGISTICS HALL OF AROUND 39,000 SQUARE METRES FOR THE EUROPEAN MARKET AT A VISIBLE LOCATION ALONG THE A28 MOTORWAY IN THE BUSINESS PARK SOUTH. M&G CURRENTLY OPERATES FROM ELEVEN LOCATIONS, ALL IN THE NORTH OF THE NETHERLANDS. AFTER COMPLETION, ALL THESE LOCATIONS WILL MOVE TO THE NEW BUILDING IN ASSEN.

The new building will have various functions. Logistics and production with crane gantries will have a place in the hall, which makes it anything but a standard logistics hall. This is also the challenge for Pelecon; M&G would like to have the option of converting this production area into a logistics hall/storage facility in the future. To this end, the necessary provisions have been made, such as the preparation of dock positions, column positions and the internal heights are attuned to a logistics hall. In addition, the limited eaves height of twelve metres creates a challenge to develop a three-storey, high-quality office. This has been solved by applying the thinnest possible floor in combination with integrated floor layers.

For this project, Pelecon is working together with developer Borghese Logistics and architect Mies Architectuur. Pleijsier Bouw is responsible for the realisation of the project, with Linneman Bouw en Advies monitoring the BREEAM score.

Years ago we were involved in the construction of the Rabobank building in Nijkerk from the former Pelecon Amersfoort (Reijneveld Engineering). Now this building is being transformed into the town hall of Nijkerk. So we know this building well and that makes the consulting process for the construction easier. For this assignment, Pelecon is working together with LSa (representation of the municipality of Nijkerk) and Van Bokhorst Architects from Nijkerk. A fine team for an inspiring project in which we, as engineers, have our role.

Changes within an existing building are always challenging. That also applies to the building of the municipality of Nijkerk, where in this case the council chamber is an important issue for us. It stands on sloping concrete columns that also guarantee the stability of the council chamber in an inventive way. In addition, the facade is completely covered with glass, so that we literally create a transparent government! The stability of the building must be adapted in such a way that this transparent facade can actually be realized. Therefore, a Senior Structural Engineer and 3D Modeler from Pelecon joined the drawing board for the design. An Advisor to Building Structures helped with the sketches for the columns, literally with a sketch roller and felt-tip pens.

Now that the City Council has agreed to the Final Design, we will quickly move on to producing specification documents and implementation drawings in 2022.

Vomar, a successful supermarket organization with 91 branches in North Holland, Flevoland, North and South Holland and Utrecht, is a good example of a rapidly growing company! The expansion of their distribution center in Alkmaar is therefore a logical step!

As a constructor, we have been involved in the development of their existing distribution center in Alkmaar since 2000. As a constructor, we have contributed to all adjustments and extensions that were implemented after 2000.

2006: Realization of the “cold warehouse”
2008: Installation of a floor ‘Flowers’ in the distribution center
2010: Expansion with butchery and potato-vegetable-fruit department

First pole
Last week Vomar celebrated the first pole for the latest expansion, namely the ‘advertising warehouse’. As a structural engineer we also worked on this project, so we congratulate Vomar with this new step!

START CONSTRUCTION DEVELOPMENT CENTER JAN ZANDBERGEN GROUP

In Veenendaal, the construction has started of the Food development center of the Jan Zandbergen Group; a European player in meat and vegetable meat substitutes. Innovative developments are normal for them. Their growing ambition and position in the market created the need for a new development location. Because of Pelecon’s long-standing relationship with the Jan Zandbergen Group, we were also involved in this project as consultants, from the design phase up to and including the detailed structural calculations.

We completed the calculation and drawing phase and in the meantime the construction has started. The foundation and the floor of the parking garage have been poured, the basement walls have been placed. The superstructure with large spans will soon offer space for presentations and developments from a modern kitchen.

We experienced the cooperation during the design phase with Van Bronkhorst Architects BNA and Dijkham Bouw from Nijkerk as pleasant and we are looking forward to a successful construction process!

NEW NVM HEADQUARTERS IN UTRECHT ALMOST READY

That the construction of the new NVM head office in Utrecht is going fast, is proven by the photos! Last week we visited the construction site where the finishing phase is almost completed. For us as constructors, such visits are very inspiring to be involved in the project during this phase as well!

A special request….

Often we receive very special requests, for example whether we want to provide constructive advice for a property with which we have an affinity. But recently we received an application about an institution with which we have an affinity. To which we would like to contribute, in this case to the experience of the residents of Hospice De Wingerd.

Hospice De Wingerd is located at the foot of the Amerongse mountain and on the edge of the Utrechtse Heuvelrug, where palliative terminal care is offered. LENGKEEK Architects and Engineers designed the garden house on behalf of Zorggroep Charim. A nice, bright place with various care facilities. Residents can enjoy nature and the sunlight here, outside the walls of their room in the hospice. Pelecon calculated and drew the construction for this garden house.

Start of construction of the Intralox industrial building in Hoofddorp

In Hoofddorp, a new office building is being developed for Intralox, the leading provider of transportation solutions that helps move the world’s most critical products. The total surface area is almost 25,000 m², with the industrial building consisting of a low-rise building of approximately 9.5 meters high and a high-rise building of approximately 20 meters high. A great challenge for Pelecon, in which the issue of stability primarily demanded our attention.

Although Intralox offers transport solutions, this is not a distribution center. However, production/assembly does take place in the low-rise building and storage in the high-rise of the hall. The office, which was larger in the first design but has been reduced in the final design due to many working from home, is two-storey, with the facade having an open structure with a lot of glass.

The role of Pelecon
Pelecon has been involved in this project as the main structural engineer from the first design. During the design phase, the stability of the building was our biggest challenge. The office has a very open structure, which makes vertical connections undesirable. As a result, we had to work with stability portals. In the industrial building, the low- and high-rise buildings are not separated from each other and there is free passage on the ground floor from one part of the building to the other. So there is a big leap in the roof construction here, resulting in high trusses in the facade of the high-rise building. The transfer of stability forces from the two roof levels therefore required our full attention!

Schedule
The Intralox Hoofddorp project is in full preparation. The final touches will be put on the implementation documents in the coming weeks. Systabo has already started preparing the site for construction, so that the piling work can start in week three of the following year.

Construction application submitted for apartment complex Oranje Bolwerck in Oudewater

The Bolwerck on Sint Janstraat on the south side of the historic center of Oudewater is being offered for development by the municipality. The Bolwerck is a special historic and striking location that contains very high spatial and cultural-historical qualities for the city center of Oudewater. The Bolwerck is bordered by the municipal monument the Grote Gracht and the Sint Janstraat. The location is in close proximity to large-scale monuments such as the St. Franciscuskerk and the former public school.

City ​​wall
The volume of the new building, containing 50 rental and owner-occupied apartments and 60 underground parking spaces, is inspired by the historic contours of the ramparts from 1747. The layered structure of the cross-section suggests a city wall. The city wall follows the contour of the fortress along the water of the Grote Gracht. A modern two-storey apartment building with a recessed layer on top of this robust city wall is being built. In this way, the urban design and the architectural elaboration are in line with the history of the place.

Constructive Challenge
The constructive challenge lay in the fact that the houses are situated above the parking garage. In order to avoid many load-bearing beams in the parking basement, it was decided to design the partitions between the apartments as ‘wall beams’. The building wall is therefore not only a ‘wall’ but also a ‘beam’. This construction method provides a parking garage with a flat ceiling without concrete beams.

Construction request
The planning application for the apartment complex was submitted last week. A beautiful design by architect Jillis Kinkel, in which Pelecon is involved as chief engineer. The complex is being built by Van Baaren contractors from Schoonhoven.
