Commercial property Delektro and Van Ee
Ede
A beautiful property, even if we say so ourselves!

The magnificent Delektro and Van van Ee building shines right alongside the A12 motorway near Ede. Pelecon was involved as main contractor from the design phase to completion. A beautiful assignment for a high-profile building that matches the appearance of both companies and yet forms a single entity.

Delektro is an E-installer for Electrics, domotics, lighting, security installation and energy storage. Van van Ee (formerly Jumbo living comfort) is a supplier of exclusive garden rooms. Together with Mies Architectuur, they have designed a beautiful energy-neutral commercial building on the Schuttersveld industrial estate in Ede. The design includes a large space that appears to be constructed entirely of curtain walling. Over this large space, which is slightly rotated in relation to the A12 road axis, a large white roof with large roof overhangs was designed. On the left side (seen from the A12), the white wall is the support for the large roof structure, and the building contains many transitions between concrete, glass and steel. These are always tricky things, but Pelecon successfully worked out the structural design.

Our construction challenges.
The result is a slender steel structure combined with hollow-core slabs. The construction is fully fire-resistant for 60 minutes up to and including the second floor, and these are also attached to each other. Above the second storey floor, the structures for both building sections (Delektro - Van van Ee) are fire separated, because of the 60min. WBDBO requirement of the partition wall. The roof construction is made of steel in combination with steel roof panels. The roof bulkhead is enveloped to create the slimmest possible roof edge. The floor-bearing columns are concrete-filled tubular columns to provide adequate fire resistance. The steel beams are integrated into the floor package in most positions to allow for as much height as possible.

User benefits through clever construction
By creating large floor spans with the hollow-core slab floor up to 15.0 meters, large spaces were created with relatively few internal columns. This choice was made economically on the one hand, in order to make optimal use of the relatively inexpensive hollow-core slab floor. In addition, the spaces will be column-free as much as possible, giving a lot of freedom of movement for the underlying spaces. The building foundation is based on auger piles, this choice was made because of the heavy soil layers that had to be drilled through. When using traditional piling, there would be a lot of annoying vibrations directly at the ground surface. This is not only inconvenient, but can also cause (consequential) damage to surrounding buildings.

The construction was carried out very pleasantly and energetically by builder R&R Bouw in Veenendaal.
