Challenging project in Middelburg

ON THE SITE OF THE FORMER SPORTS COMPLEX ON THE NASSAULAAN IN MIDDELBURG, THE OFFICIAL PILE WAS STRUCK ON THURSDAY 24 NOVEMBER FOR THE 33 NEW FLATS IN THE VEERSEPOORT 5 PROJECT. TOGETHER WITH THE BUYERS AND INVITED GUESTS, MR. J. LOUWS, DISTRICT COUNCILLOR OF VEERSEPOORT AND DEPUTY MAYOR OF THE MUNICIPALITY OF MIDDELBURG, HERALDED THE START OF CONSTRUCTION OF A TOTAL OF 108 FLATS. PELECON IS INVOLVED IN THIS PROJECT AS MAIN STRUCTURAL ENGINEER. IN WHICH WE ARE RESPONSIBLE FOR CALCULATING AND MODELLING THE THREE APARTMENT BUILDINGS AND EIGHT BLOCKS OF GROUND-LEVEL HOMES.

Veersepoort 5 is a new-build project of Stevast Baas & Groen B.V. of Capelle aan den IJssel, our client for this project with whom we worked closely. Also, to the challenges that came our way during the project. Pelecon structural engineer Elise Booms says: “The biggest challenge for the ground-level homes was actually mainly in the floors. For a large part of the blocks, at a point in the development process, a different floor type was chosen for the floors (first it was hollow-core slab floors, then it became wide slab floors), with the argument that concrete lintels above the door recesses were not desirable. With wide slab floors, this can be solved in the floor itself, by applying reinforced strips. This led, among other things, to more foundation piles in connection with applying these heavier floors. Once worked out, buyers’ options were added, too, whose final changes we are currently working on.”

THE HOMES OF VEERSEPOORT 5
The homes have a great diversity in size, layout, and price, making Veersepoort 5 attractive to different target groups. In addition, the City Villas and flats are ideally suited as homes that can be used for life. All ground-level houses in the plan are energy-neutral and all flats are almost energy-neutral. The first houses and flats are expected to be completed in early 2024. Construction of Veersepoort 5 will be carried out by Dura Vermeer Bouw Zuid BV from ‘s-Hertogenbosch.
